About us

Led by someone who's run the operation.

Premier Property Consultant and Advisory was founded on a simple conviction: the best advice about running a rental business comes from someone who has actually run one — at scale, under pressure, and with the numbers to prove it.

The founder

Kris Wold

Kris has spent his career leading operations where performance is measured daily — across thousands of units, hundreds of locations, and multiple states. He started this advisory to give rental owners and property managers the kind of clear-eyed, operator-grade counsel he wished he'd had at every stage of his own career.

Why it matters

What that background buys you.

Scale without chaos

Kris has run 12,000 units, 156 stores, and a 22-state portfolio. He knows the difference between systems that work at 50 doors and ones that break at 500 — because he's lived both.

Compliance-grade discipline

Years in affordable housing — where every process is audited and every dollar accounted for — shaped an approach to operations built on documentation, accountability, and control.

An operator's perspective

This isn't theory. It's advice from someone who has carried the P&L, hired and developed the teams, and answered for the results — and now brings that experience to your business.
